How we work — and what we ask of owners

Built by an operator, not a software pitch.

ListWithPrive is led by Luis Guajardo, who has operated in short-term rentals since 2007 and launched Prive Luxury Rentals in 2012.

His operating record includes managing 150+ properties across Los Angeles, the Riviera Maya, Brazil, and Mexico, building a $7M short-term rental operation by 2019, and rebuilding a leaner, systems-led portfolio in Mexico after the LA regulatory shift and the pandemic.

Today, Prive manages 10 properties in Mexico City and applies the same operating discipline behind ListWithPrive: selective properties, clear owner controls, revenue management, guest operations, direct bookings, and practical systems built from real STR experience.

The delegation principle

Within the service you choose, ListWithPrive makes the day-to-day decisions: pricing, guest handling, refunds within policy, and operational dispatch. We consult you on material matters. We don’t co-manage. Owners who want to approve every decision aren’t a fit — and we’d rather tell you that here than three months into a contract.

What we ask

  • A 12-month agreement (shorter terms carry an onboarding fee starting at USD $500; onboarding is included with 12 months)
  • For Total Software Management: a functioning local team — cleaning, maintenance, emergency access, a primary and backup contact
  • For Full-Service: an owner-funded operating reserve and availability in an activated market
  • Use of our approved operating systems
  • Realistic expectations: we improve performance; we do not guarantee income

What you can expect from us

  • Honest qualification — including “no”
  • Transparent reporting on revenue, activity, and expenses
  • AI and automated systems responding 24 hours; human service 8:00 a.m.–8:00 p.m.; escalation coverage to 10:00 p.m.; after that, genuine emergencies only (no water, no power, flooding, access failure, and similar urgent conditions)
  • Clear scope: what’s included, what’s excluded, and what’s an owner expense — in writing, before you sign

Owner stays

You can use your own property through the approved process. Heavy self-use reduces revenue and may trigger a strategy review if it works against the goals of the service.
